Mission Statement:
The mission of Northwest Michigan Habitat for Humanity (NMHFH) is, "seeking to put God's love into action by bringing people together to build homes, community and hope in Emmet and Charlevoix Counties of Michigan." To accomplish this mission, NMHFH constructs affordable, quality housing with low interest mortgages for households working toward purchasing a home, and preserves current housing stock by offering subsidized repair solutions with zero interest financing for current homeowners. To be eligible for our programs, household incomes must fall between 30-80% of the Area Median Income (AMI) (up to ~$58,000 for a family of four), and applicants must live and/or work in our service counties (Emmet and Charlevoix).

Project Description:
In 2019-2020, NMHFH launched its new Home Ready program with the goal to more quickly address the growing needs for attainable housing. So far, this program has resulted in the completion of five homes, even in the midst of a pandemic. In late 2021, NMHFH broke ground on three more homes which will be completed by summer of 2022. These homes have been paired with buyers who qualify for a USDA 502 mortgage, which includes a subsidized interest rate ensuring monthly payments do not exceed 30% of a household's income. This mortgage product, in combination with high quality modular constructed homes (specially designed for universal access and energy efficiency), and access to down payment assistance grants has made this program a success. With Home Ready proof of concept complete, NMHFH will implement the next phase of this strategy with a plan underway to bring 15 homes to our communities by 2023. We are requesting $1,000 per home to support construction costs.

If your program serves both males and females, how will Hestia funds specifically target women and girls?
NMHFH serves all types of households, however, one of the most common demographics we see applying for our program is single mothers. This past year, three of the four homes constructed were sold to single-mothers including a teacher, mental health counselor, and a dental assistant. If awarded, these funds would help support woman and their kids by providing opportunities for safe, secure housing leading to lifelong self-sufficiency. Not only does this program serve families, but the community as a whole by retaining key employees and increasing the affordable housing stock needed to maintain a thriving community.
How are recipients identified or selected to receive services? Is financial need considered?
NMHFH is an equal opportunity housing provider and follows all state and local fair housing regulations. All interested individuals may apply for our program and work toward purchasing a home. To be eligible, a household must fall between 30-80% of the Area Median Income (low-to-moderate). To purchase a Habitat home, the household must also receive a mortgage approval in an amount appropriate to support monthly mortgage principle, tax, and insurance payments on the home they are buying.
What do you hope to achieve? What difference will this make in the lives of women and girls?
How will this project meet Hestia's mission statement?
Providing women and their children with an affordable and stable home and mortgage changes the trajectory of their lives forever. In addition to an affordable home, our program educates participants on how to become fiscally independent and self-sufficient through financial coaching and credit counseling. It teaches important life lessons such as responsibility, compassion, and leadership. With these skills, and an affordable, safe place to live, they are able to accomplish so much! They are able to appropriately budget expenses and afford basic necessities, becoming less reliant on other social service and government support. They can save and plan for the future. They can utilize this new founded opportunity to succeed academically, excel in the workplace, spend time with their families, maintain healthier lifestyles, and see a better way to live. This “better way” and the lessons learned are then passed on to the next generation, ending the cycle of generational poverty. With your support, we can make this all possible for 15 households in our community.
How will you evaluate or measure your success:
By Summer 2023, 15 homes will have been constructed and sold to eligible households.
